So as you’ve just arrived here at this page, you probably are in the place in your life where you know you need or want another home and you think you know some of the details of what you need or want, but you haven’t completely figured out all the steps that need to be taken, all the details that need to be thawed out, the exact layout that will work best, or all the fit and finishes that you think will look best together.
This is where kingdom homes comes in. As a custom home builder in Bixby Oklahoma, we we build for clients who have a number of different types of needs. Some of our clients come to us already owning their land and ready to build the home of their dreams on it. Some of our clients come to us looking for land and trying to decide where they want to build still. No matter which one of those you are we are here to help you. We’ve been doing this for a long time so the good news is we’ve already thought of everything for you. We have a process that will easily guide you through every step of the way and help you to be prepared for every decision you’ll need to make.
First, for the client who already owns their land. The first step we like to take is to come meet you at your land and do a walk-through with you of what you’re envisioning.
There are a lot of pitfalls and hazards that can be avoided with proper planning, even for someone who already owns their land. This part of the project is something that a lot of customers lack understanding in. All of the utilities need to be addressed for the home on the land. There are a lot of things that can cause the costs of building to fluctuate on any given piece of land. Getting the water, gas, electric and sewer to the property and to the home can present its own list of challenges. Having access to all the people who are the proper contacts to get these challenges figured out quickly and efficiently requires knowing the right people to talk to. This is where our team comes along side and helps. We have typically saved customers thousands of dollars up to tens of thousands of dollars on their project by just coming out to meet them on their land. Other pieces of the puzzle that need to be worked out are in regards to things like Lot clearing. Often times there are obstructions on the property in the areas where the driveway or home are going to be built.

For the customer who is yet to find Land, our process is slightly different. We are able to connect you with our Land specialists who are intimately familiar with every square inch of every city in county surrounding the greater Tulsa area. Our land specialist will meet with any of our clients and begin working through a list of questions and analysis so that they can begin to create the perfect search criteria that keeps you alerted to every piece of property that becomes available in your target search area. Kingdom homes does not charge anything of the client in order to do this.
Once we have found the piece of property through our land specialist and you have targeted as a possible Build site we will send our land expert out to take a look and determine what the costs are for clearing, excavation, utilities, infrastructure, and easements we will put together an analysis and a budget for what it’s gonna cost to get the land prepared to be built on.

Those core costs are the price of the land, the price of the land preparation, and the cost of the home itself.
