How much does it cost to build a home with you?
We offer homes that range in size and price range from an entry-level first time homebuyer all the way up to ultra Luxury Homes and everything in between. Between our owners, Aaron and Joe Antis they have built everything from the most basic entry-level home in the market all the way up to $25 million homes that are custom designed with fit and finishes flown in from all over the known globe. What is the price per square foot that you charge?
This is one of the most tricky questions that a Homebuilder can be asked. It’s so interesting that in no other industry on earth does anybody really ask this question about the price per unit. For example no one has ever asked Ferrari what the cost per pound is when they build a car. Just like nobody has ever asked Ford what’s the price per pound? Is when they build the Ford focus. These two cars weigh about the same amount, but the cost per pound is considerably different. It all has to do with the fit and finish of the car. The same is true for a Homebuilder when they are building a home. Two of the most expensive components are the foundation of the home in the roof. If you’re building a 3000 ft.² home that’s one story then you have 3000 ft.² of both the foundation and the roof. But if you are building a two-story, that is the same square footage then your total size of your foundation and roof are cut in half thus drastically affecting your cost per square foot. Most customers really want to ask are you gonna offer me the most bang for the buck that I can get. The unequivocal answer to this question when you ask our company is yes, yes and yes. The short answer is all of them. The long answer is there is no customer that we won’t consider building for. We have done the production model for decades. Do you only build your own plans or can you build plans that I have?
The short answer is yes and yes. We do build the plans that we have already designed. We also can build the plans that you have as long as they are not copyrighted by someone else. A third option is that we can also make modifications to the plans that we’ve designed or make modifications to the plans that you bring us. We enjoy trying to make something that’s good even better. Can you help me draw up a set of plans to build Build?
Yes, we can definitely do this. If this is the process you want to go through then we already have a checklist ready and waiting to walk-through asking you all the most pertinent questions about what it is that you’re dreaming of. We have gone through this process many many times while we were running Shaw Homes of creating new plans and it always came from interaction with our customers. Every year we we went through the process of creating new floor plans and customizing the ones that we had to make them better and better. We would love to sit down with you and walk you through the process we’ve been through countless times. What type of financing programs do you offer?
The short answer is all of them. We can accommodate customers who are wanting to build on land with zero down if they are a veteran by doing the one time upfront close VA loan. You can literally build your own custom home on a piece of land with no money into it. Also, if you are looking to do an FHA loan and you have 3 1/2% down and want to put that on your own piece of land, we can do the one time upfront closed 3 1/2percent down FHA loan. We can also do any other types of conventional financing that you’re looking for. Our preferred lender has access to every single loan known to mankind in America. There will not be any financing obstacles for you finding the right program as long as you have the credit to qualify. How much down payment money do I need to build with you?
If you are a veteran, the answer is zero dollars. If you’re doing an FHA loan, the answer is 3.5% down payment. If you’re doing conventional financing, the answer is 5% or more. We offer every type of financing there is in America.
Do you guys have land that I can build on or do I need to have my own?
The easy answer to this is that we can do either scenario. We have access to a few select locations to build. Most of these locations are more geared towards higher end homes.
On the flipside of that, we can also help you to find land. Through our dedicated land experts, we can scour high and low in any county or area in the greater Tulsa and surrounding areas to help you find blend that is suitable and affordable to build on.
