When most people endeavor to get into the home building business it is just the logical progression of moving from being a specialist in a trade to realizing that the real money is not made in the hourly rate. They often start out as a plumber or framer or some other trade. Then after a few years you notice that the builder that you are doing work for drives a nicer truck then you do and he takes better vacations than you do. So you decide that you need to move up the food chain into building a Spec home, and then two, and then five, and then you’re a home builder. And if you are creative enough and have a good eye for detail and have a little bit of luck and good fortune, the next thing you know, you are building 15-30 homes a year and you have a viable business. And as the years go by you grow a little bit at a time as your reputation gets known and your client base refers you to their friends and family. You come to a place where you have word of mouth working for you and you think…

But is that really true? Or can it get better than this? This is the place where we normally meet a builder. The place where the builder can’t imagine growing beyond the ceiling of his or her limitations. I mean after all there are only so many hours in a day. The builders we meet are usually working 12 hours a day 6 days a week. The idea of building more homes sounds painful. The thought of doubling sounds like insanity. The idea of 10X growth is unimaginable.

The custom home builder usually looks at the production builders in his town, and says I would never want to be that guy. They say that because they can’t imagine giving up the creativity of every home being a unique creation. They say that because they want to be different and unique. They look at the production Homebuilder, and they think that he must not enjoy his life very much. The custom home builder takes pride in the fact that he does all the things that the big guys won’t do. But then, every night when he goes home, he wonders why he keeps repeating all the insanity that causes his days to be filled with burning fires of unpredictability.

The problem with the custom home building model for a business is that a day is coming where each owner will either be unwilling or unable to continue to be the magic behind everything that happens in his or her business. If the customer Homebuilder ever wants to go on a prolonged vacation, or to have any kind of break, everything has to come to a screeching stop in his business. After all, who would approve all the invoices, and do all the estimating, and make sure that the prices that are being quoted keep him profitable? Somebody has to make sure that all the numbers jive, and that the business stays profitable.
